SAMPLE OF LISTING

Even though our primary purpose is to find the “right facility or land” according to your specific requirements, we will assist consumers with “listings” within our specialty.

The vast majority of consumers of agricultural products are more concerned about facts rather than sales gimmicks. Sometimes it is difficult – especially older facilities – to find out all facts, but we will always be as specific as possible. The attached sample should give you some good ideas what we try to accomplish.

EQUESTRIAN FACILITY DESIGNED
FOR THE AMATEUR OR PROFESSIONAL

FACT SHEET

LAND

Total acreage is 22.96 -- surveyed on August 30, 2006 -- divided into two (2) parcels:

#1.  Residence                                      1.10 acres
#1.  Equine operation                           21.86 acres 
                                           Total       22.96 acres

PARCEL #1. MAIN DWELLING
House located on 1.10 acres.  New construction, completed in September 2006.  Total area 1944 sq. ft. with 436 sq. ft. of decking and 210 sq. ft. of poured slab for hot tub and other outside activities.
Features of the house:

  • The front entrance leads into the main part of the house, totally separated from the guest unit.  It has one and a half bath with its own heat pump and hot water heater.  Cathedral ceilings in living area, master bedroom and bath.  Pine floors and tiles.

  • The guest unit was designed for B&B with horseback riding, participants with horsemanship clinic, etc., and is totally separated from the main house.

  • The side entrance leads into the guest unit with two guest rooms and a common lounge.  Each guest room has a full bath.  The guest unit has its own separate heat pump as well as hot water heater and wet bar.

This parcel has its own driveway from Sanders Creek Road and is totally fenced off from the equine facility.

Water Lines are PVC 1-1/4" schedule 40.

Fencing.  Completely fenced off from the equine facility with 48" "no-climb" horse fence and a full 1" x 6" top board.  Gates are provided to bring farm tractor and other large equipment between the two parcels.  See detailed information listed on Parcel #2, Equine operation.  In addition, approximately 175' of fencing has been installed around the house.  This fencing consists of 48' welded wire with 1" x 6" boards at the top as well as the bottom.  The main entrance at Sanders Creek Road has pipe fencing.

PARCEL #2.  EQUINE OPERATION
The land clearing started in 2004.  The facilities were completed in 2006, and consists of:

a)    Horse Barn with Office & Lounge. 
Morton building, 36' wide, 11' height to truss heel, 60' length, 4/12 roof pitch, 12' x 12' double end door (sliders), 12' x 12" single end door (slider), 1/2" insulated roof, skylights with vapor barrier, 4' x 3' insulated window with screen, walk door, 12' x 60' lean-to, office and lounge include full bath and heat pump.  The barn has 7 stalls (12' x 12'); 5 stalls have Dutch doors accessing the lean-to; tack & feed room has hot and cold water, the concrete center aisle has hot and cold water, automatic waterers in all stalls.  Building was completed in 2004.

b)    Storage Barn for Hay, Equipment & Workshop
Morton Building, 42' wide, 14' height to truss heel, 60' length, 12' x 14' double end door (slider), 12' x 14' double side door (slider), walk door, concrete floor and electricity.  Building was completed in 2004.  Besides workshop and equipment storage, there is hay storage for 100+ tons.

c)    Lean-Tos

  • 72 x 14' lean-to in pasture #4.
  • 36 x 14' lean-to in pasture #3.
  • Both lean-tos were completed in 2006.

d)    Round Pen, 60' diameter
Heavy-gauge, galvanized panels manufactured by Ranch Hand, Moultree, Georgia.  These panels are bolted together rather than welded.  If desired, panels can be kept by the seller.

e)    Cutting Pen
100' x 150' with lights and prepared for sprinklers.  Heavy gauge galvanized panels, same as described on the round pen above, with the same exclusion.

f)    Horse Pastures & Paddock (see sketch)
All outside fencing consists of 48" no climb horse fence with 1" x 6" x 8' boards on top.  The cross fencing is two strand Horse Guard.  Some "internal" fencing is three boards on 8' centers.

g)  Water Lines
All water lines, approximately 1920', are 1-1/4" Schedule 40 PVC.  Automatic waterers are installed in all pastures and paddock.

The entrance and driveway to the equine facility accommodates tractor trailers.  Welded pipe entrance with custom made welded lockable gate.

Changes from Plans dated October 8, 2002

INSIDE

  1. The walls in foyer were moved 2', resulting in adding "Living" area to 1944 sq. ft. and reducing "Entry" area to 48 sq. ft.

  2. Inside ceiling height was changed to 9'.

  3. In Bedrooms 2 and 3, we "mirror turned" the bathrooms.

  4. A "wet bar" with cabinets were added to the "Family" room (Guest lounge).

  5. Kitchen area is the same, but everything was rearranged, for instance:
    ■    due to the cathedral ceiling, we decided to switch the skin with the range.
    ■    all cabinets were rearranged to serve more practical purposes.

  6. Fireplace with bookcases were added.

  7. "Master" bathroom was rearranged to better fit the bathtub.

  8. Window was added.

    OUTSIDE

  9. Concrete slab for hot tub, grill, etc. was added.

  10. Roof over guest entrance was added.


 

The following items are excluded from the sale:

House

  • Three (3) copper light fixtures

  • Four (4) mirrors in three bathrooms

Outside

  • The custom made gate at the house driveway

  • The signs (AQHA, BE-brand, Longhorn and Bald Eagle Ranch) at the barn entrance

Excluded, but negotiable items:

  • Refrigerators

  • Washer and dryer
